As a passionate and experienced realtor, I specialize in guiding first-time home buyers through every step of their journey. My mission is to ensure that you feel empowered and well-informed, turning what can be an overwhelming process into an exciting and fulfilling experience. From understanding your unique needs to finding the perfect home, I'm here to help you make confident decisions.

STEP 1 - PREAPPROVAL

First step, meet with a Mortgage Loan Officer to figure out your budget. This is a crucial step because it gives you a great idea what you can afford and where you can be comfortable.

STEP 2 - FIND AN AGENT

Find an honest trustworthy agent that will back you up through out the whole process! Look for someone skilled and reliable.

STEP 3 - HOUSE HUNTING

This is the fun part! I’ll be right by your side to find an amazing home. I’m available to show you any property, whenever you like—there’s no such thing as seeing too many or too few!

STEP 4 - OFFER ACCEPTED!

Once we find a home you truly love, we'll put in an offer right away. I’ll negotiate with the listing agent to secure the best deal for you. After that, if you choose, we’ll arrange an inspection and start the title work.

STEP 5 - CLOSING

Finally, we reach the closing table, where you officially take possession of your new home. That’s when I get the pleasure of handing you the keys and celebrating your new beginning!

CLOSING COSTS

Closing costs

Closing costs are the expenses you will pay when finalizing the purchase of your new home. They are typically 2% to 5% of the home's purchase price. For example, you may pay between $6,000 to $15,000 for a $300,000 house. As your agent, I can negotiate seller concessions to help cover your closing costs, up to the maximum of 3% of the purchase price. I have very often been able to secure the full 3%.

LENDER FEES

  • These are fees charged by your chosen lender. 

  • Costs vary depending on the lender.

  • I recommend working with my preferred mortgage broker, as I've found their pricing to be very fair and competitive.

TITLE FEES

  • Typically range between $1,000 - $2,000, depending on the property. 

  • Covers services related to title searches, title insurance, and legal documentation. 

REALTOR FEES

  • These are the buyer's responsibility.

  • My commission is a flat rate, due at closing. 

  • In about 95% of transactions, sellers offer buyer agent concessions, which often cover most, if not all, of my commission. 

  • Any remaining commission not covered by the seller would be the buyer's responsibility, though this is usually minimal. 

BROKERAGE FEE

  • My brokerage charges a flat fee of $595 per transaction, which is included in the total closing costs.
